Tenant FeesThe following fees may apply under your tenancy. All fees comply with the Tenant Fees Act 2019.

VAT Status: Jumping Ant Ltd is not VAT registered.
Important NoticeAll properties are let directly by Jumping Ant Ltd in our capacity as landlord.
We do not operate as a lettings or managing agent. All agreements are directly with Jumping Ant Ltd.
As a result, Client Money Protection and Property Redress Scheme membership are not applicable.
1. Holding Deposit
- Amount: One week’s rent
- Purpose: To reserve a property while the tenancy agreement is being prepared
- Conditions for withholding: May be retained only if a tenant (or guarantor) withdraws, fails a Right-to-Rent check, provides false or misleading information, or fails to sign the tenancy agreement within the agreed period.
2. Security Deposit
- Amount: One month’s rent
- Purpose: To cover any damages or defaults under the tenancy
- Notes: The deposit is registered with a government-approved deposit protection scheme.
3. Unpaid Rent
- Interest may be charged at 3% above the Bank of England base rate on amounts more than 14 days overdue.
- Interest is backdated to the original rent due date.
4. Lost Keys or Security Devices
- Tenants are liable for the actual cost of replacing lost keys or security devices.
- If locks must be changed, costs include locksmith, new locks, and replacement keys for all required parties.
5. Variation of Contract (Tenant’s Request)
- Fee: £50 per agreed variation (no VAT)
- Covers administrative costs of updating agreements where permitted under the law.
6. Change of Sharer (Tenant’s Request)
- Fee: £50 per replacement tenant, or reasonable additional costs if higher
- Covers administrative costs, referencing, and Right-to-Rent checks where applicable.
7. Early Termination (Tenant’s Request)
- Tenants wishing to end a tenancy early are responsible for:
- Rent due until a replacement tenant takes over
- Reasonable costs associated with re-letting, not exceeding the maximum rent outstanding under the tenancy
- Rent due until a replacement tenant takes over
